Why should I use MOJO Architecture?

MOJO Architecture is an imaginative practice specialising in creating innovative, high-quality spaces for everyone.

We’ve learnt that most design firms never bother to know their client’s needs, use ‘cookie-cutter’ plans, copied from similar projects to get the job done quickly!
At MOJO Architecture we fight against that way of doing business and believe that every project is unique because every person’s needs are different.

MOJO is an ARB and RIBA accredited practice which is a stamp of approval and protected by law. Not all practices will have this.

We aim to create designs that meet your requirements yet transform your home, whilst ensuring that planning and building regulations are fully adhered to. Our culture encourages you to be involved in the process and we want you to be totally satisfied with the final designs.

Do you have a minimum size of project ?

There is no minimum size project. MOJO treats every job with the same quality of service and design flair regardless of the scale; from tiny refurbishments, to brand new homes.

Can you tell me how much my project will cost?

Before the project is fully designed it is extremely difficult to predict the cost of a building project. But at MOJO we can give indicative costs during our Consultation Design Stage. This can help guide you in developing your project further and aid when getting quotes from builders after the Detailed Design Stage.

The final costs will depend on many factors including the projects size, scope and complexity, level of specification requested and the amount of structural work required.

Will I require Planning Permission?

If you want to make a major change to your home or build something new you will probably need planning permission. If your project needs planning permission and you do the work without getting it, you can and will be served an enforcement notice ordering you to undo all the changes you have made which can be an expensive process.

Some smaller additions, extensions and improvements can be made under permitted development but they can be fairly restrictive in what is allowed in terms of design.

Once we have completed the Initial Interview we normally can assess whether you will need planning or not, but each council has different regulations and some are open to interpretation.

After your application has been submitted by MOJO you should find out whether your application has been approved after eight weeks, although new build homes or more complex projects can take longer.

What happens if I don't get Planning Permission ?

At MOJO we always guide you through the planning process and will work with local Planning authorities to find a solution that works within the regulations but also improves your home.

If however the planning authority refuses permission or imposes condition it must give written reasons explaining why.

We will discuss the situation with yourselves and work out what options are available.

We can ask them if changing your design might make a difference. If your application has been refused, you may be able to submit another application with modified plans free of charge within 12 months of the decision on your first application. We will discuss this with your local authority. Normally we can find a solution which will not compromise your designs but also appease the planning authority.

Alternatively, if you think the authority’s decision is unreasonable and don’t want to change the design, you may wish to consider appealing to the Secretary of State.

Can you recomend builders/contractors ?

Knowing who to trust with your dream project can often be can be a daunting task, and we know this is where many of our clients become anxious.

We aim to remove the stress from this process as at MOJO we have built up relationships with some fantastic builders and tradespeople all over the North West, who over many projects have been chosen because of there high standards of service, quality workmanship combined with competitive pricing.

These contractors are required to attend a pre-site meeting with you, the client, to detail the build cost and estimated build time, and produce examples of previous projects.

We always aim to offer fantastic service and our builders aim to do the same to be associated with us.

When can we start on site ?

From first speaking to MOJO Architecture and organising your Consultation meeting/survey, we aim to be ready to submit your drawings to planning within 4-5 weeks. From submission the planning process then takes up to 8 weeks to gain approval, during this we will be completing Detailed Design drawings and submitting these for Building Regulation approval.

We use a private building control company so they will aim to pass the drawings within a week. When you have the approval of the relevant application in place you can commence with the building work.

What are your fees ?

We believe that quality Architecture should be for everyone, regardless of their budget and we provide our clients with excellent service for a reasonable fee.

  • We offer a free ‘no obligation’ initial consultation meeting. Trust is all-important when it comes to choosing an Architect so the initial meeting will establish the relationship with your Architect that will last until the end of the project.
  • We work on a fixed fee, lump-sum basis.
  • Our quotations are always clear and easy to understand, with no hidden costs or fees.
  • Depending on the specific project, charging an hourly rate may be more appropriate. If this is the case, a rate will be agreed and regular updates provided regarding progress and associated costs.
